20ft Expandable Folding House with Rain Canopy

Instead of building on site, the 20ft expandable folding house arrives already finished and simply expands. The central body carries the structural load while the two folding wings add the living area, giving about 37 m2 once open. Insulated sandwich panels, double-glazed windows, a steel fire door, a complete 220 V electrical system and an 18 mm floor deck are standard. The result is a warm, dry, lockable room that can be handed over the same day it is delivered.

This version is supplied with an integrated rain canopy that projects over the entrance. The canopy keeps the doorway dry, protects the door seal from direct sun and rain, and creates a covered outdoor area that can be used as a terrace, a loading bay or a shaded waiting space. In tropical and monsoon climates the canopy is often the difference between a doorway that leaks and one that stays dry, which is why it is a frequent option for sites in Southeast Asia, the Middle East and coastal regions.

Under the cladding is a galvanised steel frame engineered as a single load-bearing box. The beams and columns are sized so that the wings stay true after hundreds of folding cycles, and heavy galvanised hinges link wing to body. A powder-coated, corrosion-resistant finish is applied to the whole frame, which is what allows the unit to be stored outdoors between projects.

The panels are 950-type EPS colour steel sandwich panels - 50 mm for the roof, the inner ceiling and the internal partitions, 65 mm for the external walls and the wing roofs - with 0.3 mm steel facings. The floor is 18 mm glass magnesium board over both the main frame and the folding wings, chosen because it is dimensionally stable, fire safe and unaffected by ground moisture.
