Description

A 40ft expandable folding house solves a simple problem: a normal container is cheap to ship but too narrow to live in. This model keeps the container footprint for transport and widens itself on site, opening two wings to create roughly 73 m2 of interior. The whole conversion is mechanical - galvanised hinges, a locking wing frame and a sealed panel joint - so there is no wet trade, no curing time and no site waste, and the unit can be folded back and relocated whenever the project moves.

This 40 ft version combines wood grain cladding with a pitched roof and a covered entrance porch. The roof pitch sheds rain and snow and gives the 11.8 m long body a proper house profile, while the porch protects the entrance and creates a welcoming transition between outdoors and the 73 m2 interior. It is the specification most often chosen for permanent family housing, lodges and reception buildings where the structure is meant to stay in place for years.

Under the cladding is a galvanised steel frame engineered as a single load-bearing box. The beams and columns are sized so that the wings stay true after hundreds of folding cycles, and heavy galvanised hinges link wing to body. A powder-coated, corrosion-resistant finish is applied to the whole frame, which is what allows the unit to be stored outdoors between projects.

The panels are 950-type EPS colour steel sandwich panels - 50 mm for the roof, the inner ceiling and the internal partitions, 65 mm for the external walls and the wing roofs - with 0.3 mm steel facings. The floor is 18 mm glass magnesium board over both the main frame and the folding wings, chosen because it is dimensionally stable, fire safe and unaffected by ground moisture.
